Provision of HAKI system scaffolding integrated with loading bay platforms and HAKI staircases to support new house building.

The Sadler Woods development is a mixture of 3-, 4- and 5-bedroom homes built to a high specification with features that include large, flexible, open-plan family area layouts, stylish kitchen islands and bi-fold doors leading to outdoor landscaped garden spaces. Designed for modern living, private buyers have a choice of 14 house types. An additional 2 house types are available for affordable homes to support the wider existing community. All the properties are built with sustainability in mind and designed to produce significantly lower CO₂ emissions by using less energy. Every home at Sadler Woods is constructed with thermally efficient building materials, enabling residents to benefit from lower running costs.

The Sadler Woods development, in the picturesque village of Eaglescliffe, is under two miles from the sought-after market town of Yarm, making it a perfect base for exploring the North York Moors National Park. Residents benefit from excellent travel links; Eaglescliffe train station is under 10 minutes’ drive away, the A66 is easily accessible, and Teesside Airport isn’t far (Darlington is only 9 miles away, while Durham is 27 miles away).

A wide choice of educational facilities surrounds the area, with one of the best schools in the Northeast, Yarm Independent School, founded in 1978, nearby.

Project Summary

To support the Sadler Homes site in constructing traditional built houses, we utilised the HAKI scaffolding system integrated with traditional tube and fitting scaffolding for handrails.

HAKI system scaffolding enables quicker erection and dismantling compared to traditional scaffolding methods, because its straightforward “hook-on” locking mechanism and lightweight components increase productivity while enhancing safety. 

Full external envelope scaffolds were erected around each new-build house plot, up to three lifts high, with gable-end hop-ups installed to facilitate access to roof areas. The scaffolding is progressively raised in line with brickwork progress, and integrated up-and-over loading bays support the efficient delivery of materials for both external and internal works, as well as the removal of waste. To further enhance site safety, yellow protective brick guard panels were secured to all boarded lifts using cable ties to prevent the risk of falling debris or materials.

Then, to further support the housing development site, we incorporated integrated HAKI staircases within the scaffolding structures surrounding plots. This improves on-site efficiency and enables scheduled trades, including bricklayers, carpenters, glaziers, and roofers, with safe access and egress to their work area.

Value Engineering

To further protect roofers and enhance their safety when working at height, we installed an edge protection guardrail frame supported by puncheon tubes fixed to the butting transom on the gable ends of new-build homes.

Enigma’s operational team worked closely with the client to organise scaffold erection/dismantling requirements along with scaffold material logistics to help keep the overall phased build programme on schedule.
