Provision of temporary access utilising HAKI system scaffolding to support Colorado Construction with building a new 5-storey residential dwelling on a former gap site to accommodate 8-apartments and 2-penthouses on behalf of Renwick Developments. The disused land in the affluent Morningside area of Edinburgh, was previously owned by the city council.

The timber frame building will have a natural sandstone finish facade to the front and side with the rear elevation being rendered. Once completed, the building will offer city dwellers the rare opportunity to purchase a quiet city living property close to Edinburgh centre.

Project Summary

To support primary contractor Colorado Construction, Enigma has provided temporary access by erecting a fully boarded HAKI system scaffold structure to provide safe, efficient access to all levels for the superstructure construction and fit-out phases. However, due to the development site occupying a tight footprint area surrounded by existing buildings, access is a major logistical challenge for delivering and unloading materials.

Value Engineering

To overcome the challenge of limited storage space on-site for materials, the local Enigma Edinburgh depot liaised closely with the Colorado site management team to organise and schedule daily deliveries of scaffold equipment. The Enigma-is on-site scaffolding team were paramount in providing bespoke instructions for material deliveries based on their exact daily requirements. To ensure scaffolding delivered to the site could be quickly lifted into the ongoing work-face by the on-site crane and erected by the scaffolders.
