Provision of HAKI system and traditional tube & fitting scaffolding, integrated with loading bay platforms and HAKI staircases.

Esh Construction is the contractor appointed by Karbon Homes to build 104 new homes on the former Roseberry Sports Community College site to repurpose the land in Pelton Fell, County Durham. The £25m development comprises 53 rent-to-buy and 20 affordable rent high-quality properties, which include a mixture of two- and three-bedroom family homes aimed at people looking to take their first steps on the property ladder, as well as a further 31 apartments and eight bungalows for those over 50.

The new homes are constructed with sustainable materials and designed to meet the latest energy-efficiency standards, with 73 houses built using timber frames. Houses and bungalows powered by air source heat pumps achieve A-rated energy performance certification, with residents benefiting from electric vehicle charging points installed around the site. Lumsden & Carroll, Esh’s housing infrastructure division, completed the roads, sewers and drainage system works.

The Roseberry Meadows development is part-funded through Karbon’s £165 million strategic partnership with Homes England to develop 2,200 much-needed affordable homes across Yorkshire and the Northeast region before 2028.

Project Summary

Enigma utilised HAKI system scaffolding to support Esh Group in building new timber kit frame houses on the former Roseberry Sports Community College site, which are largely constructed with prefabricated panels manufactured off-site. Many national housebuilders are now transitioning away from traditional brick-and-block methods to more innovative techniques to achieve greater efficiency on-site and build new homes faster to reduce the national shortage of new homes being built. The UK government also welcomes the adoption of MMC (modern methods of construction).

HAKI system scaffolding allows for quicker erection and dismantling on plots compared to traditional scaffolding methods, thereby increasing productivity while enhancing safety. Its straightforward “hook-on” locking mechanism and lightweight components enable on-site teams to construct staircases and loading bays by following detailed, step-by-step instructions in the HAKI Universal International Manual, making it ideally suited to fast-paced new-build developments. This eliminates the requirement for scaffold design drawings, offering further time and cost savings for the client.

Full external envelope scaffolds were erected around each new-build house plot, up to three lifts high, with gable-end hop-ups installed to facilitate access to roof areas. Integrated up-and-over loading bays support the efficient delivery of materials for both external and internal works, as well as the removal of waste. To enhance site safety, protective brick guard panels were secured to all boarded lifts to prevent the risk of falling debris or materials.

We then incorporated integrated HAKI staircases within scaffolding structures to further enhance on-site efficiency and provide scheduled trades, including bricklayers, glaziers, and roofers, with safe access and egress across all levels simultaneously.

Value Engineering

To enhance on-site safety while working at height, we installed an edge protection guardrail frame on the gable ends of new-build homes that are supported by puncheon tubes and fixed to the butting transom to protect roofers. We also utilised tube & fitting scaffolding equipment to construct the ‘brick & block’ apartment. So the surrounding temporary access structure could be progressively raised in line with brickwork progress.

Enigma’s operational team worked closely with the client to organise scaffold erection/dismantling requirements along with scaffold material logistics to keep the overall project delivery on schedule and support the phased build programme.
