Provision of HAKI system scaffolding integrated with loading bay platforms and HAKI staircases to support timber frame kit house building.
Wynyard Woods, on the western edge of the desirable Wynyard Estate, is a new residential development comprising 143 luxury four-, five- and six-bedroom homes set in peaceful countryside. The collection gives buyers a choice of 17 house-type designs that have additional space for home working. With every house elegantly designed with open-plan living and signature garden rooms to maximise space.
Wynyard Woods is set within 885 acres of woodland inside the magnificent grounds of the Wynyard Hall estate, which was formerly owned by the Marquess of Londonderry before being sold in the late 1980s. The estate, five miles north of Stockton-on-Tees and Middlesbrough, is one of the most sought-after areas with some of the most expensive houses in the Northeast of England and is home to several gated communities. It’s just a short walking distance from Wynyard Centre, which the government designated a garden village in 2020.
The 18th-century Wynyard Grade 2 listed country house now hosts weddings, private birthday celebrations, gala dinners, award ceremonies and corporate events nestled within a reduced private 400-acre estate to the south.
Project Summary
To support Robertson Homes in delivering high-quality timber frame kit homes at the prestigious Wynyard Woods development, Enigma supplied a fully integrated temporary access solution utilising HAKI system scaffold.
Our expert scaffolders erected full-height, fully boarded scaffolds complete with staircases and loading bays around the perimeter of newly laid floor slabs. The timber roof truss framework is then assembled safely on an adjacent plot slab that’s free. This method significantly reduces work at height and shortens overall assembly time, delivering efficiencies that help keep the project on schedule.
Timber wall panels are then lifted onto the floor slab, with both inner and outer walls installed in situ before fitting the floor cassettes. The pre-assembled timber roof structures are then lifted from ground level into position by crane, with skilled operatives guiding the trusses precisely into alignment with the timber walls below. Once in place, our scaffolders continued to erect table lifts, providing safe access to the gables, and then installed roof edge protection.
The inclusion of HAKI staircases further enhanced productivity by ensuring that all tradespeople, including bricklayers, fitters, glaziers, and roofers, can safely and easily access every level throughout construction and fit-out stages. HAKI loading bays also streamlined the delivery of materials and removal of waste, maintaining a clean, efficient working environment.
To enhance safety standards, we installed yellow brick guard panels securely fastened with cable ties on all boarded lifts to eliminate the risk of falling debris.
Through precise planning, technical capability, and a steadfast commitment to safety, Enigma supported Robertson Homes in achieving an efficient build process, contributing to the successful completion of the Wynyard Woods development.

Value Engineering
With the government driving the adoption of Modern Methods of Construction (MMC), which incorporates the offsite manufacturing of timber frame components for onsite kit assembly. Many national housebuilders across the UK are shifting from traditional brick-and-block techniques to more innovative approaches. Timber frame kit construction, in particular, is enabling faster build times, improved on-site efficiency, and high-quality housing delivery to help address the national shortage of residential dwellings.
HAKI modular system scaffolding offers a practical and highly efficient access solution to meet the demands of these modern, fast-paced projects. Its distinctive ‘hook-on’ assembly method allows structures to be erected up to 60% faster than traditional tube-and-fitting scaffolds, which are usually built progressively one lift at a time to support bricklayers. This speed and versatility make HAKI the ideal choice for MMC and timber frame developments, where productivity and precision are critical.
Enigma’s operational team worked closely with the client to carefully plan and coordinate logistics, including all scaffold erection/dismantling, and scaffolders swiftly completed any requested alteration or adaptations. To ensure the client’s build programme remained on schedule. The Robertson Project Manager on-site awarded them ‘Contractor of the Month’ in recognition of their excellent attitude and outstanding teamwork.
